The Importance of a Uniform Curriculum in Public Schools

It is no surprise to anyone that our public school system is gravely failing our children. Students aren't learning the basic skills needed in adulthood nor are they retaining the majority of the knowledge that they are given. Worst of all, teachers have to spend valuable time reviewing the previous year's work to ensure all pupils are at an equal knowledge base.

Each teacher has a school board approved curriculum to guide their lesson plan. While the curriculum states what concepts should be attained during a specific grade span, no concrete lessons are explain. For example the skill expectation in math may be "Uses properties or attributes of angles or sides to identify, describe, or distinguish among (specific shapes)." That seems to make sense, right? And that expectation could be spread from second to fourth grade, so which teacher teaches it? Second? Third? Fourth? The way this usually works is the school decides to purchase books that they believe adequately covers the expected curriculum. The teachers design their individual lesson plans around the material in the textbook and the material they are encourage to cover by the administration. Now say there are three different classrooms in third grade. Each teacher designs a different lesson plan covering different material and maybe not getting around to some material at all or covering more than the required material.

CNA CLASSES IN RI

Flash ahead to the next school year. Seven students from a class that didn't cover enough, ten students from a class that covered everything necessary and four students from a class that managed to go a little further are now in the same classroom. No matter how the teacher teaches there are going to be some issues - students left behind or students bored with endless review...nothing effective in this system.

There are additional problems when pupils go from several different elementary schools into a middle school and when students move out of the district, or worse, out of the state, finding a completely different set of standards and expectations.

What needs to happen is the United States needs to develop and adopt a Uniform National Curriculum clearly outlining what teachers need to teach at every grade level. A standard federal curriculum would keep every student attempting to achieve the highest standards possible. Students unable to keep up would be given special attention just as they are currently. Granted this wouldn't solve all the problems with the public school system. There would still be students that would learn faster or slower than others and each teacher has a different teaching style which can affect absorption and retention. But at least this would put every student in America on the same educational page.

Family Style Dining - All You Can Eat at Wright's Farm Restaurant in Harrisville, Rhode Island

The traditional family style dinner where folks gather around a large table, dining on course after course with unlimited servings is a popular pursuit for native Rhode Islanders and out-of-towners who wing it to our poultry palaces. Chicken family style, an all you can eat meal comprised of salad doused with Italian dressing, rolls, pasta (shells, ziti, or penne), and roasted potatoes or fries with those legs, breasts, or thighs, is one big Italian Job pulled inside the confines of the smallest state in the Union. Several restaurants which offer this unique tradition of dining share common attributes: their once humble abode expanded to a huge banquet facility capable of accommodating more than 1,000 patrons at one sitting; banquet rooms with elegant names resemble barrack mess halls flanked by walls bordered with floral wallpaper and painted in shades of sage green, mauve, or burgundy.

When families get together to celebrate milestones like birthdays and weddings, a family style, all you can eat chicken dinner is the preferred sit down. Those worth flocking to include: Lancellotta's Banquet Restaurant, 1113 Charles St.,North Providence; Lombardi's 1025 Club, 1025 Plainfield St., Johnston; Twelve Acres, 5 Douglas Pike, Smithfield; The Bocce Club st louis ave woonsocket West Valley Inn, 4 Blossom St., West Warwick. The restaurant most seem to cluck about, flying the coop far and wide to patronize is Wright's Farm Restaurant, 84 Inman Rd., Harrisville.

IN RI

Gene Wright, the main supplier of chickens for The Bocce Club, began outdoor dinner events for the Knights of Columbus and other organizations out of a garage on his farm in Harrisville in the early 1950s. He'd cut feed barrels in half lengthwise and used them as makeshift chicken barbecues. In 1954, Wright took a customer's suggestion and opened up a restaurant-Wright's Farm Restaurant.

Purchased by the Frank T. Galleshaw, Jr. family in 1972, Wright's Farm Restaurant has steadily expanded operations to six dining rooms and has become a landmark in northern Rhode Island. Sprawled on a pastoral setting, the place still has farm appeal, while its manicured lawn encourages an after dinner stroll. A large gift shop and toy store with a vast array of items is a browser's delight while waiting to be seated inside one of its six dining rooms.

As lovely as these accommodations may be, it's what gets carried out of the kitchen that wows all the birds of a feather who flock to Wright's Farm Restaurant on a Thursday and Friday 4 pm-9pm, Saturday 12 pm-9:30 pm, or Sunday 12 pm-8 pm. The Galleshaw family motto by which their family serves other families is "quality, quantity, and consistency" at per adult, .95 for children 4-10 years, and children 3 and under go free. Only cash or check payments are accepted. So, let the dinner begin with rolls made fresh daily in their own bakery, along with salad tossed with Wright's Farm Classic Italian Dressing. Loosen your belt for shell macaroni with tomato sauce made from their own recipe, and make room for the main entrée. I can attest their chicken is succulent and tender, while the fries are the freshest I've tasted. Two kitchens, 75 ovens, and a wait staff of more than 160, assure a constant flow of food delivered with promptness.

Wright's Farm Restaurant salad dressing, pasta and barbecue sauces, frozen chicken pies, fudge, and other Wright products can be found in grocery stores and supermarkets throughout Rhode Island, Massachusetts, and Connecticut, as well as their gift shop. Wright's Farm Restaurant is a well-orchestrated Italian Job, quite capable of delivering a tasty and sumptuous all you can eat, family style chicken dinner to native Rhode Islanders and out-of-towners who gladly wing it to the boonies of Harrisville for a hearty meal.

Ways You Can Use Residential Partitions in Your Home Or Loft

If you love the idea of using residential partitions in your home, you are probably already aware of how versatile and easy they can be. However, there is a huge difference between wanting to use them and how to use them so that you get the best advantage and the largest change to your home's interior. Once you know how you can utilize movable walls or partitions it becomes much easier to select products that meet your needs and give you the look that you are trying to achieve.

One thing that you will notice is that partitions tend to come in two different basic varieties. The first are movable walls or partitions that are built in by means of a track system. These will often have very different uses than folding walls or screens will. By learning more about each of them you will get a better idea of how to use each to their best advantage.

IN RI

Permanent Partitions Or Screens

These permanent partitions or screens are often used in a loft or a condo in order to partition off an open concept floor plan. They may be used to give added privacy to a sleeping area or they may be used as a replacement for conventional closet doors when trying to hide shelving or other storage areas. Often these are quite large and may be fairly expensive. You can find these kinds of partitions with mirrored glass inserts as well as traditional Japanese style sliding walls. If you are in a loft or condo, you may need large partitions that can cover the distance to a ceiling that is very high.

If you are interested in these kinds of partitions, you may need to look for custom models since you may have a space that is unusually tall or wide to enclose. If you are looking for a more affordable option to enclose an abnormally large space, you may want to consider using multiple sliding screens instead of one very large one.

Movable Screens and Partitions

If you are trying to separate two commonly used living areas in your home, folding screens that are lighter and more movable may be of interest. They can be brought out when you want to add definition to an open concept interior with a modern or contemporary feel to it. If you select folding screens they can simply be folded up and put away when you need more floor space, such as when you are entertaining. Then, because they are designed as folding screens, they can be packed up and stored away until you once again want to delineate different living areas in your home's interior.

If you are shopping for folding screens, make sure that they are stable and will stand up well. Often you can find floor stands that will give folding screens more stability. Two way hinges are also a great feature to look for because they allow more flexibility and will let you arrange your screen in a wider range of positions. Portable partitions can be great for people who rent instead of owning because there is less installation required.

Where Can I Find These Kinds Of Partitions?

Whether you want permanent or temporary partitions, going online can be a great first step. You will be able to find a much wider selection of products than conventional retailers will be able to offer. Online sources may also be able to offer wholesale prices, something which conventional retailers cannot compete with. If you have done your research and have decided what needs you will have to address, it will not take a lot of effort to find suitable screens to select from.

Red Cross CPR Classes Vs American Heart Association CPR Training: Which CPR Certification Is Best?

CPR Certification is something that confuses most people. Which class do you need? Which certification is going to satisfy the requirements for your job?

The two largest CPR training companies are the American Heart Association and the American Red Cross. These companies have been training people to save lives for years and their certifications used to be synonymous. Unfortunately, things have changed and this is not the case anymore.

CNA CLASSES

So what is the difference?

The last thing that you want to do is sit through a four hour CPR or first aid class and realize that you didn't choose the right certification. The most important thing you can do before signing up for a class is to ask your employer or future employer exactly what type of CPR certification you need as well as which certifying agency they are accepting for the position.

The certifying agencies are the American Heart Association (AHA) and the American Red Cross (ARC). Your class choices are as follows:

1.) CPR

2.) CPR and First Aid

3.) Pediatric CPR and First Aid

4.) Basic Life Support for the Healthcare Provider

If you know exactly which class you need then you should have no problem. If you cannot reach your employer, the American Heart Association certification is valid for 2 years whereas the Red Cross cert is only valid for 1 year. The AHA cert is also much more widely accepted in the hospital setting than the ARC. Although both certifications may be valid, the AHA classes will be both more cost effective and more widely recognized. Also, if you work in the medical field and you are not sure which class to take, always opt for the Basic Life Support for the Healthcare Provider. This is the highest level of CPR training and will be accepted everywhere.

So to avoid a CPR nightmare, talk to your boss first! And if you can't do that, stick with a 2 year American Heart Association certification.

Online Felony Records Searches - How to Find People Convicted of Felonies

Felonies differ from misdemeanors in that they require the person convicted to serve at least one year in state prison or two and a half or more years in federal prison. The types of crimes that are typically considered felonies are murder, rape, burglary, and drug charges. They are very serious crimes and the people who committed them should be treated differently than those who have not. So do do you know, then, if someone you're inquiring about has actually committed a felony or not? The answer is simpler and easier to find than you might think.

The most common reason someone wants to conduct a felony record search is because they are about to employ them for some reason. For some, it may be standard employment and they are the person's' prospective employer. For others, it is just a simple family trying to find out whether their new babysitter or nanny has a hidden past that she isn't revealing. Either way, you have a right, guaranteed by the Freedom of Information Act, that says those records as just as public for you to see as they are for the person who committed the crime.

IN RI

Almost every jurisdiction has their own rules regarding release of a person's records. And even within those rules, they have their own safeguards to be sure the wrong information doesn't end up in the wrong hands. Privacy is a major concern for most governments, and unless you're able to prove the person you're looking up wants you to look them up, the courthouse may just flat out deny your request without informing you or the reason they are denying you.

The only way you can be guaranteed that you will perform a correct, and exhaustive search for a person's felony arrest records is by checking for their name in one of the national databases that consolidates thousands of public records into one. They aren't official government resources, however, they are the only place that you will find all fifty state's felony records in one place.

Additionally, the requirement that you will face at the local governments doesn't exist at the private database's website. No matter what your reason, you will always be free to investigate your, or your neighbor's criminal record without having to inform them. Additionally, these records will have any aliases the person has previously used. The government's resources, on the other hand, will not have that available to the common citizen.

English Language And Composition Classes - A Common Freshman Experience

Upon arrival to the new world of secondary education, college freshmen have a vast array of courses, dreams and desires that line their schedules for their academic time and their free time. All students who enter college have one specific item in common - no matter who they are or where they come from, all students must pass English Composition.

English Composition courses are packaged in many different titles such as "Freshman English", "ENG 101", "Intro to Writing", etc. What's inside the packaging of the courses is very similar - there is less of an emphasis on learning the academic process of analyzing literature and more of a focus on crafting writing that is proper, academic and collegiate. In these composition classes there is a specific emphasis on writing prose.

CNA CLASSES

The first part of an English Comp course is usually an introduction to the writing process. What's known as the writing process is usually taught as everything from brainstorming to the final draft. There are different forms of writing covered as well; mostly the styles covered are narrative and expository. Some professors will focus on certain parts of the essay, such as the introduction.

The writing process is defined by many professors as the stages of writing beginning with brainstorming and ending with submission of a final draft. Professors have a variety of ways of teaching how to brainstorm - some like the idea of web organizers for example. The next step taught is drafting; many professors like to work with students on upgrading their diction in this area. Afterwards the red pens come out for revision, concluding with the submission of the final draft.

The two types of prose studied in these classes are usually narrative and expository. Most students feel great ease using the narrative style as for most people it's easy to tell a story. Professors mostly focus on organization in this style as detailed writing is easy to come by in the narrative form. Expository writing is simply non-personal writing on a topic or idea. Usually professors are on a quest to get more details from their students as the details are not as easy found as they are in the narrative style.

The components of an essay are important to the process of learning to write and professors certainly take their time to focus efforts on expanding the knowledge base. The components of an essay are simple - the introduction, body and conclusion. Students are taught that the introduction, or thesis, is vitally important. The easiest component to learn is the conclusion as that is taught as restating the thesis, while the body paragraphs provide the meat of the essay - the juicy details proving the thesis.

There isn't much emphasis on literature in English Composition. Usually there will be minor reading, but mostly to learn the technique of writing. There is rarely poetry involved in a composition class.

English Language And Composition Classes - A Common Freshman Experience

In conclusion, English language and composition is the common thread of the freshman experience. The skills taught in this class are so essential to a good collegiate experience that it is becoming more common to have it offered as a free college course these days. Students will leave English Comp classes with a better knowledge of how to write, a step on the way to success.

CNA Recertification Guidelines

The CNA recertification process is supposed to be done every two years. It is a requirement of every state board of nursing and must be complied with. In this article I will discuss the guidelines associated with the recertification process.

cna

The criteria for getting recertified are very clear. You must have worked in a nursing assistant capacity for more than 150 hours over the last two years. The number of hours depends on the state you are certified in. Some states have more than 200 hours while others may be a little more lenient. This ensures that the nursing assistant is abreast of the changes taking place in the working environment. You don't want someone who doesn't know the latest techniques being your nurse.

CNA

Besides the working requirement, it is important to have a valid US living permit or proof of citizenship. You can usually give a copy of your passport if you are a US citizen, or a permit copy if you have a working visa or a green card.

Felony convictions have to be declared to the board. If you keep something like that hidden and the state board finds out, you are likely to be removed off the CNA register.

The form for recertification can be found on the relevant state board website. You can download the form and fill out your personal information in the first section. The second section requires employer details. This is supposed to be filled by your current employer if you are working. If you've been out of work for a while you'll need the employer you have worked for in the last two years to fill it out for you.

After filling out the form, you have to post it to the address which the nursing board has listed on their website. It usually takes two weeks for the recertification process to be concluded.

If you haven't worked in the last two years, you'll need to take the certification test again. You'll have to provide proof of your prior CNA certification and then take the test for a second time. Your license will be renewed on passing successfully.

If its been over five years since you worked as a CNA, you'll have to retake the training as well as the certification test. Again, this is to ensure that CNA's are kept updated of recent developments in the working environment.

CNA Training - Important Things To Consider

The demand for health care professionals is on an all time high and it is the best time to choose this profession. CNA training is important if you plan to become a certified nursing assistant and is the first step towards a rewarding career. The highest qualification required to become a certified nursing assistant is compassion. You need to have the desire and attitude to serve fellow human beings especially the aged and physically challenged. A high school certificate is enough to ensure your eligibility for the training program which is offered by schools, colleges, medical facilities and private institutions to help you in preparing for the certification exam. Once you pass the written exam and the practical skills test you can get certified and can take up a full-time or a part-time job at the nearest medical facility, nursing center or a retirement home. The options are endless and so is the demand for certified professionals.

cna

The most preferred options for such training program are classroom trainings and online training. Both have advantages and disadvantages to talk about. The classroom trainings include classroom sessions on varied topics like patient care, standard procedure for handling basic medical equipment, legal issues and emergency procedures. Apart from the theoretical sessions you also get the required exposure through practical training at a medical facility or nursing center. Practical training definitely helps a lot as you are required to pass the skills test in order to get certified. Online training is a good alternative for the classroom training as you can go through the training modules on the internet at your home and are not required to go to any institute to attend the classes. However practical training is not part of the course offered online so you might find it a bit difficult to cope with the pressure of the skills test.

CNA

The course duration for CNA training is between 6 to 12 weeks and it costs around 0 to 00 for the entire program however many medical institutions offer free training to individuals who commit to work at the facility for a certain period of time after certification. There are two types of CNA certifications, one is at the state level and the other is given by the Red Cross society which is acceptable throughout the nation. The only drawback of the state level certification is that whenever you move to another state you will have to update the certification as per the norms of that state though it is not very difficult to do so. Apart from the salary and respect you earn you also get retirement benefits, health and dental insurance, free education and assistance for higher certification in the field of nursing.

Foreclosure - How Long Can I Remain In The Home For After The Home Has Been Foreclosed On?

In May of 2007 over 176,000 foreclosures were filed throughout the country. Yes, that is in one month. The other months this year have produced similar overall numbers as well. The number of foreclosures is definitely an immediate concern and it really is too bad that so many people are dealing with this devastating experience. First off, let me say that I am not promoting allowing your home to go into foreclosure. However, if you have exhausted all of your options and you simply have no way to avoid having your home foreclosed upon, this article will provide some information that will prove useful.

One of the most common questions asked by consumers who are going through a foreclosure is, "how long can I stay in my home after my home is foreclosed on before I have to leave?" Foreclosure can be an embarrassing enough event to go through let alone having to worry about coming home one day and either finding your home locked up by the county sheriff or your belongings thrown out of the home on the lawn. Nobody wants to take the chance of that happening, especially if you live in a neighborhood with a lot of friends that are unaware of your financial situation.

IN RI

So how long can you remain in your home after it has been foreclosed upon or do you need to move from the property as soon as the foreclosure process is started? A homeowner can remain in the home all the way up through the time of the sheriff's sale of the property. You do not have to vacate the property immediately after finding out your home is being foreclosed on. The sheriff's department will not come over and board up your home, change the locks or throw your personal belongings out on the front lawn while you are at work. You are still the homeowner of record until the home has been bought via sheriff sale. Therefore, you still have a right to remain in that home until the home is transferred to someone else through the sheriff sale. Many times your lender will buy the home back through sheriff sale and this will put the home into their name and remove you as the owner of the home. You can wait until the sheriff comes to the home at this point to evict you, however, you may want to simply consider leaving as soon as the home has sold through the sheriff sale.

Therefore, even after your home is foreclosed upon you may still remain in the home because you are still the owner of the home. Most foreclosure processes can take anywhere from as little as 2 months up to as long as a year. Although in rare occasions the process has even taken up to 2 years. You will be able to remain in the home until you are evicted and it is highly recommended that you begin saving as much money as possible to prepare for life after foreclosure. Expect to pay larger deposits up front for things such as rentals, utilities, and phone and cable services. While foreclosures are not the most pleasant of life's experiences, you can still make the best of a bad situation by remaining in the home and saving up as much money as you can.

Cake Decorating Classes

Interest in cake decorating classes is on the rise. Magazines are filled with glossy pictures of frosted cupcakes and custom-designed wedding cakes. Whether you are a home baker, working in the culinary industry, or yearning for a business sideline, a cake decorating course may be an excellent investment.

As a hobby, cake decorating is a unique creative outlet. You work with colors, shapes, and textures; and bring pleasure to celebrations with family and friends.

CNA CLASSES

Many home bakers bring much love and talent to their projects, but struggle with basics, such as evenly spreading frosting and using an icing bag. Others have basic skills, but are dying to feel more confident creating different types of icings, borders, and flowers.

A beginner's cake decorating class is a perfect way to get started, fill in knowledge gaps, find out about the best tools and ingredients, and get step-by-step instructions on how to create professional-looking desserts. You'll learn time-saving tips, current fashions, and connect with other people with a passion for learning cake decorating techniques.

Advanced classes are useful for professionals and experienced enthusiasts. As an experienced decorator you may want to strengthen your skills, learn new techniques, or collect some new cake decorating ideas and tips.

Traditional techniques continue to be popular, but new fashions and methods are also entering the scene. Current trends include:

wedding cakes assembled with cupcakes; cakes molded and decorated as popular cartoon figures and movie stars; airbrushed designs; and edible ink photo transfers.

Taking classes is a way to tune into these and other current trends.

Some advanced courses offer a certificate, which can boost your credentials when you are trying to impress potential employers and customers. Some certificates are recognized by local or national culinary associations.

Taking cake decorating classes is a great way to start or develop a business. You can learn ways to:

successfully market your creations; discover a lucrative niche--such as custom-designed wedding cakes, cupcakes, cake sculptures, or ethnic delicacies; decide who your customers will be--for example you could cater to business events, large social events, or bake for small local parties.

There is a variety of cake decorating classes to choose from. Classes are offered by large arts and craft stores, food craft stores, small local cake shops, high schools, community centers, community colleges, and private culinary schools. You can choose from one-day workshops, a series of weekend seminars, night courses, and full-time training.

An online course is also a viable option. Improvements in video technology make online courses very easy to use. Online courses offer step-by-step video instructions. You can repeat all or part of a video as often as you need while you practice in your kitchen. Online education also offers flexibility--you can study at any time, any day, in your own home.

Can the Seller Contribute to Closing Costs?

Yes, the seller can contribute to the buyer's closing costs and more in many cases. The next question that comes to mind that I'm sure your wondering is; "How much can the seller contribute to the buyer in a home sale?" The answer to that question isn't so easy and my answer would be it depends. According to Fannie Mae guidelines we have to determine a few things.

First, is the property an investment property, primary residence, or secondary residence?

IN RI

Second, after the contribution, what is your loan to value ratio going to be? i.e. 70, 80, 90%

After we answer those two questions we can refer to Fannie Mae guidelines, which state the following:

The maximum allowable contributions that interested parties may make for a conventional mortgage are limited to:

two percent of the lesser of the property's sales price or appraised value for a mortgage secured by an investment property;

three percent of the lesser of the property's sales price or appraised value for a mortgage secured by a principal residence or second home, if the loan-to-value ratio (or, if applicable, the combined loan-to-value ratio) is greater than 90 percent;

six percent of the lesser of the property's sales price or appraised value for a mortgage secured by a principal residence or second home, if the loan-to-value ratio (or, if applicable, the combined loan-to-value ratio) is in the range from 76 percent to 90 percent; or

nine percent of the lesser of the property's sales price or appraised value for a mortgage secured by a principal residence or second home, if the loan-to-value ratio (or, if applicable, the combined loan-to-value ratio) is 75 percent or less

As you can see, the answer varies somewhat depending on the situation. Some of you may now be asking; "What about Undisclosed Seller Contributions?" My answer to that would be under Fannie Mae guidelines undisclosed seller contributions such as moving expenses, silent mortgages, abatements and other various fees paid by the seller are not allowed. Therefore your interest rate will be higher, because you will have to be financed into a non-conforming loan and pay a higher interest rate.

Dividing Your Property During a Divorce

A divorce completely changes your daily life. After a divorce, you may be forced to move to a new home or a new location, find a new vehicle, or live without your favorite pet, all of which are now the legal property of your former spouse rather than shared property between the two of you. When considering a divorce, it is important to understand the potential outcomes of the division of your shared property and to work closely with your lawyer to ensure a favorable outcome for both parties.

Equitable Distribution

IN RI

Equitable distribution, also known as division of property, is the legal division of property rights between two spouses during a divorce. During a divorce, the division of property may be accomplished in a variety of ways, including:

Agreement Property settlement Judicial decree Sometimes spouses are able to come to an agreement about the fair division of property and can make decisions that seem reasonable for both parties. In many other cases, a legal adviser is enlisted to help create a property settlement, or a judge makes the final, legally-binding decision about which spouse gets what property. In any cases, it is important to have an experienced and capable divorce attorney to help you work toward a fair solution.

It is important for those in the midst of a divorce to keep in mind that equitable distribution is not the same concept as equal distribution. In most cases, the joint property will not be split between parties until each has holdings of equal financial value. Instead, other factors will help determine who gets which items or assets. For example, if one spouse has a deep emotional attachment to a pet while the other is indifferent, the first spouse is more likely to leave the divorce with full ownership of the pet. In families with a stay-at-home mother, the mother may receive more property shares to compensate for the fact that she is now forced to take a low-paying, entry-level position.

In cases in which couples cannot completely agree on who gets which items of property, a lawyer can work with both parties to draw up a property settlement, outlining a fair division of property. Once signed, this becomes a legally-binding document. If either party refuses to sign the settlement, the divorce cannot be finalized. In these cases, the divorcing couple may choose to have a judge make the final decision about property division.

You Can Do Cardio Dance! 10 Tips to Get You Moving

It looks intimidating, doesn't it? That room at the gym where they have classes with
names like Cardio Kickboxing, Step Funk and Pump 'n' Jump. As you've walked by,
you've watched the exercisers out of the corner of your eye - it looks like loads of
fun. But you know you could never do that - you trip over yourself walking from the
Stairmaster to the treadmill, both of which are getting really boring. Well,
guess what? If for a few minutes you can stop telling yourself that you can't
do cardio dance, maybe - just maybe - you'll discover that you actually can.

Granted, if you seriously have a problem moving and counting to four at the same
time, one count for each step, then cardio dance is probably not for you. If you can
count to eight while moving, then there's a chance you may actually become good at
it. Can you step-touch? Meaning, can you take a step to the side and bring your
other foot to meet it? Can you march in place? Can you step forward with one foot
and then raise the other knee? Can you step forward with one foot and, while
standing on that foot, raise the other knee three times? If you can do that, then
you've already performed a cardio dance move - it's called a "repeater" (a rather
obvious name for repeating the same knee lift more than once). It only gets better
from here on.

CNA CLASSES

Here are some tips that will help you make the most out of your cardio dance
experience:

Dress properly, including and especially your footwear! The right shoes can make your cardio class a joy; the wrong ones can cause injury. With cardio dance, you are moving sideways quite a bit, as opposed to forward, like you do when you walk or run. So you will need shoes made especially for cardio dance. If you don't want to invest in shoes specifically for cardio dance right away, at the very least make sure you have cross-trainers - that way, if the classes don't work out for you, you can use them for other activities. If you're a woman, make sure you're wearing an athletic bra that gives you a lot of support, even if you're doing a low- impact class - a jogging bra, at the very least. You really don't want to be flopping around - it's uncomfortable, and if you're more than a B cup, it's downright painful. When come to class for the first time, show up early and let the instructor know you're a beginner. That way he or she can take some extra time with you or at least make sure you're in a spot where you can see what's going on. Start off with a simple class, something with a name like "Beginning Aerobics" or "Hi-Lo I." Don't even think about the "Tae-Yo-Fusion-Funk-Pump III" class yet! Go as basic as possible. When you're starting to get bored of basic, then try something more advanced or adventuresome, like a funk class or a Step class. Follow the instructor as if you're looking at a mirror. Don't think about right and left too much - that can get confusing. Just imitate/ mirror what the instructor is doing to the best of your ability. Don't think about it too much. Thinking gets in the way of doing. The less you think, the better off you will be. Once the class has a basic step down, the instructor will usually try to change it a little, add something fancy like a special kick or a different way of stepping or - yikes! - a turn. If you are an absolute beginner at aerobics, this may throw you at first. Don't worry - just keep doing the basic step the way you were originally taught. Or if you do try the new way and you get lost, go back to the basic move. Always, if you get confused go back to the original step until you get your bearings. Instructors will often add arm moves to your foot moves. Consider those optional for now. Arm moves are good because they add intensity and help get your heart rate up, especially if your arms remain at or above heart level. But if you're starting off, they can be really confounding. Try them only when you feel really confident with what your feet are doing. Your cardio class will often end with a bit of strength training. Do the moves mindfully. With many of these classes, you're only using light weights, or body resistance, so you must focus on the muscles being worked, or you won't get much of a workout. And if you can't do those last couple of crunches, don't sweat it. It's not a competition. If you get one of those cheerleading instructors who wants you to yell and scream and you aren't the yelling, screaming type - then don't! Seriously, vocal participation is not necessary. Let everyone else look silly. If you're really shy about doing cardio dance around a crowd of people, then try some videos at home first. There are loads of cardio dance DVDs out there for all levels of fitness. Just make sure to read the reviews first to make sure they are appropriate for your beginner's level. Here's the real beauty of working out to cardio dance videos - you can pause the routine and backtrack as many times as you want until you get a step down. The first couple of times, accept the fact that you may not get too much of a workout because you are learning the moves (part of the enjoyment should come from learning, really). But after that, you should be fine. One caveat - be careful of doing some moves on carpet, especially anything where you're leaping around, turning or sliding your feet on the ground. And make sure you've cleared some room - it's no fun to step-kick your coffee table.

If you keep coming back to your cardio dance classes, the time will come when
everything falls into place and you feel like you're lighter than air. Enjoy it - that
feeling of exhilaration is the dancer's high, and there's nothing quite like it.

Freestanding Bathtubs Add A Touch Of Class

Things do tend to go in circles. This is true of fashion, with styles of clothes that we thought were dead and buried suddenly returning to become this year's thing. This is true of bathroom design and the movement of the last few years to make everything neat and with straight clean lines, with all the hardware of the bathroom encased in wooden frames has in many ways been replaced by a much more freeform look with relaxed lines and a more open plan design. One thing that this movement has brought about has been the return of the old-style freestanding bathtub.

However, if you think that a freestanding bathtub needs to be in an old-fashioned design, then you can think again. That is not to say that many people really do prefer an old-fashioned traditional look, such as that transmitted by claw foot bathtubs for instance, but there are now many styles of freestanding bathtub that owe much to modern designs, albeit with a splash of classical antiquity thrown in for good measure, and which can look absolutely beautiful in the most modern bathroom filled with ceramic and chrome.

CNA CLASSES

Some of the bathtubs on offer from American Standard, for instance, are based on very pure classic designs, with some of the tubs being almost square, and looking for all the world like miniature swimming pools in your bathroom. These hark back to the bathrooms of antiquity, and that means Roman times rather than Victorian times. Install one of these bathtubs in your bathroom and you can suddenly find that the whole look of the room can be transformed, turning it into somewhere that looks something like a shrine rather than a place to have a bath.

The great thing about this move to a more open plan design is that it makes the bathroom exactly that - open plan. And with the new style of open plan design comes a really great feeling of spaciousness, which means while you relax in the tub you can look out as a much more spacious room, with the bathtub being the center of attraction, rather than it being something stuck in the corner.

So if you are thinking of redesigning your bathroom, don't think that your bathtub has to stay in the same position. If you have a bit of space to play with think about placing your bathtub - a freestanding bathtub of course - on a pedestal in the center of the room, and then when you have your bath you can look around your bathroom and see all parts of it rather than just simply looking in one direction. There is nothing better than being the center of the room for a feeling of luxury, and that is what bathing is supposed to be about in the first place.

Affordable High Class Look

A new job, a new friend, or a special occasion can spark the desire for a new high class look. Even with a new high paying job, there may be the need for a high-class look before there is the income to afford the look. A high-class look can be affordable when you look for bargains and shop wisely. When putting together a high-class look, remember the importance of fine jewelry. Buying estate and vintage jewelry can make fine jewelry and watches affordable to many.

There are many high-end clothing shops that will have clearance racks; there are wholesale clothing shops, and fine clothing re-sale boutiques. Choose a versatile skirt, dress, or pants to start with a few matching tops or shirts. The wardrobe can be expanded later. When you take your time to build your wardrobe, you will have time to look for the highest quality at the best prices.

CNA CLASSES

Shoes should look good and be comfortable. When wearing a dress, shoes will be more noticeable than when wearing pants. Plan to spend a little more on shoes for a dress than shoes to go with pants. Buy shoes that will be able to be worn with several outfits. Start with a classic style in a neutral color.

Jewelry will be extremely important when putting together a high-class look. For women it will start with earrings. Low quality, cheap earrings and other jewelry will be easy to spot. It a room of high class well-dressed people, it may be easy to get by with lower quality clothes that look high class, but the jewelry will be another story. The only thing worse than cheap jewelry with a formal dress or pants suite is no jewelry at all.

Men tend to wear little or no jewelry except for watches and sometimes rings. With men, the watch they wear will be more important since there are few other accessories that they will wear. Knockoffs are easily to spot, so if you can't afford a real nice watch, it would be best to skip the replica. Anything else will take away the look of sophistication and of being high class.

Buying pre-owned helps most people wear and enjoy fine jewelry when a high-class look is needed without depleting their income. When the economy is bad, there will be a larger selection of pre-owned jewelry available.

Fine jewelry is made well and is durable, so with some cleaning and polishing it will look like new. Fine jewelry isn't usually worn everyday so it doesn't get worn or damaged easily like other pre-owned items. When someone looks at pre-owned fine jewelry they are not going to be able to tell if the jewelry is new or new to you.

When you take the time to search for bargains, buy sale items, and wear estate (pre-owned) jewelry you will find that a high-class look can be affordable. Even when you can afford to spend more on a high-class outfit, it doesn't mean you have to spend the money on jewelry or other fashion items. The money you saved can be used for a vacation, more high -class clothes,

Air Conditioning And Asthma

I'm an asthma sufferer and for most of my life I have had to deal with my allergies to cats, dogs, dust mites and pollen triggering my asthma which sets off my wheezy chest and leaves me reaching for the ventoline inhaler once again. Saying that, I do have my asthma under control and it rarely effects my life in a serious way but last year I was staying in an apartment in New York and being from the UK I wasn't used to the air con system that had been installed. I was intrigued to see what sort of effect air conditioning would have on my asthma as I had used an air purifier whilst I slept when I was young and found that it had a mildly positive effect.

Air Purifiers

IN RI

Asthma is usually triggered by inhalation of air particles that contain allergens such as pollen, dust mite droppings or pollution. An air purifier can help by removing contaminants and allergens from a contained environment by passing the air through a filter that collects them and stores them away. The majority of these allergens can be removed fairly easily from the air and the filter can also reduce the amount of fine pet hairs in the atmosphere. This helps relieve asthma symptoms which in turn helps an asthmatic get a good nights sleep although it is certainly not a one stop solution. A regularly cleaned environment with good air ventilation as well as reducing the amount of carpeting will also help to reduce symptoms.

Air Conditioning

Air conditioning can help asthmatics by maintaining a consistent indoor environment free from the pollen and pollution from outside. Air conditioning helps as if you live in an area with high levels of pollution, or if there are hot nights during the summer when pollen levels are high it allows you to keep windows and doors shut. Air conditioning lowers the humidity indoors which helps to control the amount of mold spours in the atmosphere as well as the number of dust mites.

In my personal experience I found that the air con really helped when I was in New York especially as I was spending my days in the hussle and bussle of the busy streets. It was nice to be able to come home at the end of the day, turn on the air conditioning and cool off as well as getting a good nights sleep.

How to Choose a Healthcare Profession - CNA, LVN Vs PHL

Are you interested in stepping into the healthcare field and don't know where to start?

cna

Who are Phlebotomists? Who are LVNs? What is the difference between LVN and CNA?

CNA

In this article we will focus on two different Healthcare professions in order to help you get basic information before you make an important career choice.

Let's look at the careers of LVN, Licensed Vocational Nursing (including difference between LVN and CNA) and the PHL, Phlebotomist.

Phlebotomist (PHL)

Phlebotomy is mostly concerned with the collection of blood samples and the drawing of blood which will be later analyzed in the clinical laboratories.

To become a Phlebotomist, you will require minimum qualifications of high school diploma or equivalent education.

Phlebotomists are trained to work in laboratories, clinics and other related medical facilities. They work under the supervision of doctors and nurses. Phlebotomists usually have dual responsibilities of Medical Assistants/ Managers (if in a small office) and Phlebotomists.

The certification of Phlebotomy would require you to get trained on how to use the vacuum tubes, syringes and needles as well as develop the people skills and some clerical skills.

As a Phlebotomist you will be in direct contact with patients and therefore will be trained on how to professionally handle patients. You will be undergoing the training for necessary medical terminology as well as socio-cultural skills in order to interact with patients.

Some laboratories hire Phlebotomists to also maintain patient records and therefore you will either need to be familiar with the applications used for storing the database or be trained on that at the specific site, if hired.

The salaries of Phlebotomists are around .00 to .00 per hour. Various careers that you could pursue as a Phlebotomist are Phlebotomy Technician, Blood Bank Manager, Laboratory Technician and as a Blood Bank Technician. The academic courses for Phlebotomy would last anywhere between 9 to 30 months depending on the specializations that you prefer.

Some schools and academies offer Phlebotomy training within 10 - 12 weeks, including internship and lab.

Licensed Vocational Nursing (LVN)

An LVN is licensed by the state to provide routine patient care. Some states use the term LPN or Licensed Practical Nurse rather than LVN.

LVNs usually work at hospital, long-term care facility, convalescent homes, doctor's office or surgical center, providing many of basic services also performed by Registered Nurses (RNs).

The LVN, however, usually are supervised by RNs or Doctors. LVNs also have help. Certified nursing assistants (CNAs), also known as nurses aides, orderlies, patient care technicians, and home health aides, work under the supervision of a nurse and provide assistance to patients with daily living tasks.

Working closely with patients, CNAs are responsible for basic care services such as bathing, grooming and feeding patients, assisting nurses with medical equipment, and checking patient vital signs. CNAs give patients important social and emotional support and also provide vital information on patient conditions to nurses. Sometimes LVNs are required to do clean ups, usually this occurs in hospital settings. Also they are involved in: preparing rooms for new patients, bathing patients and so on. In other places CNAs take the above responsibilities and LVNs supervise them.

The job roles and responsibilities of LVNs include, but are not limited to, the care of the sick and recovering patients. LVNs take care of the patient's health by administering injections, collecting the samples for analysis, dressing applications and in some cases also performing laboratory testing and other lab work. In some states, an LVN never starts an intravenous line (IV), while in others; they may be able to obtain IV certification to perform this procedure. In areas where they do not start IVs, most LVNs can take blood or administer injections.

The LVN is usually trained for a year to two years in anatomy, physiology, and patient care, differing from the RN, who has several more years of advanced science and frequently a four-year education. Thus it takes less time to become an LVN than RN.

Many LVNs are interested in furthering their career to an RN and/or NP. It takes time, experience and dedication. There are public and private schools that offer bridge programs for their students, where a student after becoming an LVN and working as such can return back to school to the Bridge program.

The salaries of the licensed vocational nurses vary between .00 to .00 to begin and go up depending upon the work experience and the job responsibilities assigned to them by the health organization which hires them.

We hope that the above information will help you to decide on your and we are glad that we could be of assistance to you.

Gurnick Academy of Medical Arts offers extensive variety of healthcare programs. Offering includes training and certifications in LVN, Ultrasound, Radiologic, MRI, Psychiatric and Phlebotomy.

CNA Certification As a Path to Self Employment

There are many of us who have been conditioned to believe that the only doors that become open to people upon attaining CNA certification are doors to paid employment. That is where we can only envision CNAs working in hospitals, rehabilitation centers, homes for the aged and even correctional institutions that house aged and injured inmates. In such settings, CNAs would be working as low cadre employees. We can't, however, bring ourselves to see any way in which CNA certification can open doors to self employment.

cna

The truth of the matter, however, is that CNA certification can be a path to self employment. It is true that in the past, a majority of the people who attained this certification went on to work as aides to nurses in hospital settings, and as the 'main nurses' in homes for the aged and other such settings. But things have changed in the last few years, and we are now seeing an ever growing number of CNAs opting for self employment.

CNA

To come to terms with the path for self employment that CNA certification opens, we need to take cognizance of the fact that an ever growing number of people are opting for 'home-based nursing care' for their relatives and friends who become ill, or relatives and friends who are either convalescents (following an illness) or aged. We further need to take cognizance that whilst most of these people are able to provide nursing care for some hours, they also need to be out for some other hours - working or pursuing other interests. But the convalescents, invalids or aged people in question still need to be left with someone (and someone who understand the basics of nursing at that) during those other hours. That is where the services of a self-employed CNA come in handy. Upon earning a CNA certification, one would just need to get in touch with a number of these people practicing home-based care, offer them part-time help on a revolving basis daily, and thence create a successful business.

The sums of money one stands to make out of the self employment channels that become open upon attaining CNA certification are good. So good are the prospects, in some cases, that with such potential (self employment) earnings in mind, one may not have problems financing the CNA certification training with their own money even if they can't find any form of financial aid in the form of student loans or college grants to help them with the same. One would know that, even if they struggle financing the CNA certification training, they would have an opportunity to make a 'small fortune' through the skills acquired in pursuit of the certification.

Apply For Free CNA Training - Medicare May Reimburse Your Employer

If you are considering a career in nursing, you may be eligible to enroll in free accelerated nursing programs online through your employer or potential employer. Currently, the U.S. Federal Government offers health industry employers reimbursement for the expense of training for certain occupations through Medicare. One of these includes training for CNAs, who by law must meet the Federal requirement that all home health aides pass a competency test. Usually, a home health aide will receive free training before taking the competency test. Additionally, the National Association for Home Care and Hospice offers voluntary certification, i.e. free training, particularly in states that require aides to be licensed. Free training to prepare individuals for nursing certification is also offered by some high schools. While most home health aides and potential nursing assistants are not are generally not required to hold a high school diploma, most do.

cna

Some states, such as Florida, require that CNAs complete a minimum of 12 hours of in-service training per year. However, certain exemptions may apply if the nurse can document that he or she was on active duty in the Armed Forces for a period of 6 months or more during the calendar year. Additionally, he or she must have been in good standing with the Board of Nursing and Certified Nursing Assistant Council at the time active duty began. Alternatively, if a nursing assistant is married to a member of the Armed Forces whose duty required the member leave the state of Florida prior to completing the minimum 12 hours of in-service training, he or she must submit proof of their spouse's military status as well as appropriate documentation proving that the family was forced to leave the state due to active military service.

CNA

Accelerated nursing programs online must include basic topics such as anatomy, body mechanics, physiology, infection control, nutrition, and communication skills. Students are also instructed in patient personal care and hygiene, such as bathing patients and teaching patients to bathe themselves, feeding patients and teaching patients to feed themselves, and grooming patients and instructing patients on how to groom themselves. Additional training is obtained while on the job, usually under the supervision of experienced aides, registered nurses, or licensed practical nurses.

By Federal law, aides who work in nursing care facilities are required complete a minimum of 75 hours of state-approved training as well as pass a competency evaluation. CNA certification is awarded to the aide upon completion of the Medicare funded free training course. Once certification is obtained, the licensee is then listed in the State registry of nurse aides.

As the demand for health care workers continues to escalate, accelerated nursing programs online are being offered by more and more schools. The projected job growth rate for CNAs and nurses aides, according to the U.S. Bureau of Labor Statistics Office of Occupational Statistics and Employment Projection, is expected to grow a combined 28 percent, far outpacing the expected 14 percent growth of LPNs (Licensed Practical Nurse) between the years 2006 and 2016. While the job growth rate for CNAs is tremendous, sometimes opportunities for advancement maybe somewhat limited in comparison to LPNs. It is advised therefore, that after gaining valuable experience in the nursing field that CNAs continue their education to obtain LPN, medical assistant, or RN (registered nurse) certification. After completing the training courses and certification, most Certified Nursing Assistants work under the supervision of LPNs - obtaining an invaluable on the job training experience.

How to Choose the Right Estate Settlement Attorney For You

In these days of internet wills and expedited self-serve legal documents, many people never have to retain an attorney to handle their will or estate matters while they are still living. However, when a loved one passes away, the estate cannot be settled via internet: it must be performed by real people. It is in your best interest to hire an attorney to help handle your loved one's affairs and to protect your own interests. Here are some tips for helping you to choose one.

Choose an experienced specialist

IN RI

Many law offices offer a wide range of different law services: from divorce to criminal defense or from tax to personal injury. Beware of lawyers who have too many fields of practice: chances are they will not have extensive experience in the specific one you need. Choose an attorney who has been practicing for many years and specializes exclusively in probate and estate law: he will be more experienced and will know all the ins and outs of the system as well as the legal code pertaining to estate matters.

Choose one that charges reasonable fees

There should never be an initial consultation fee, so beware of a lawyer who charges you before you've even hired him! Most estate lawyers will ask for a retainer fee up front of about 1500 dollars, then that money is used for payment until it is expended. You shouldn't have to pay outrageous fees for estate law matters: look for an attorney who charges 200 to 300 dollars per hour.

Choose a lawyer whom you like

The probate and estate processes can take up to six months to over a year to complete, so you and your estate law attorney will be spending a lot of time together. Make sure you select a person who is not only experienced and highly competent, but whom you can trust and get along with.

Help With Utility Bills

If you need help paying your utility bills then the first bit of advice I can give is not to panic! Worse things happen, so don't bury your head in the sand and take some action!
A plan is what you need, and there a few things you can consider probably depending on how bad things are. Later in this article I'll tell you how you can get your bills paid for you, but first comes the shorter term fixes.

Fist of all you should phone your utility supplier and explain your situation. There may be something they can do to help. Remember they want your money, so are willing to work with you to get it rather than receive nothing at all. Leave things too late and they probably won't be as lenient, ring early and they will be more co-operative.

IN RI

Secondly, there are grants available for people. Do a search on google.co.uk for "utility bill grant" and there are plenty of articles and web links to keep you going.

The above two pointers will not help completely in the long run. They only hold off the bills. Your next plan should be to reduce your bills or earn more money to pay them, or why not do both?
Reducing your utility bills can again be carried out easily on the web. There are plenty of comparison sites out there. A word of warning - some companies are listed on these comparison sites. The classic one of these is the Utiltiy Warehouse. The reason is that they do not pay these companies a percentage of the fee for the switch. The other reason is that they are a multiple provider and you can save more than the comparison sites can work out by taking more services with them.

Wholesale prices vary alot at the minute as well, so I would look for a deal that offers a guarantee against the major suppliers. One day one company may be the cheapest, but not on the next day. I recommend trying a couple of comparison web sites and then checking with the Utility Warehouse before deciding on the best deal for you.

To earn more money may mean starting a home based business with small outlay, or taking another job. either way, it's better than being cut off! The Utility Warehouse offer a scheme where you can get your utility bills discounted by recommending friends and family to their services if your are happy to do so. You maximum discount is 100%, so you can't earn more than your bills, but you can add additional services.
I would expect more and more companies to offer this as an option so keep an eye out.

Wrestling Workout - Can You Train for Wrestling Online?

Now days you can do just about everything online, including various forms of exercise and fitness. There are full programs and routines you can find online and then train them right at home.

What about a wrestling workout?

CNA CLASSES

While not as common as other forms of online fitness, it is possible to get on a good wrestling workout online.

What are some of the advantages of online wresting training?

The best advantages to online wrestling training is that you can learn all the basics on your own time and at your own speed. You can go over and over specific moves, and practically master these moves on your own.

The problem with classes are limited time, and the sped up nature that most of the classes practice. I took jujitsu for several months and had a hard time remembering the moves from class to class. I later discovered online workouts where I could watch and repeat the moves over and over, gaining a much better understanding of technique.

What are the disadvantages of online wrestling training?

The disadvantages of online training are that you lack a real life teacher that can physically be there and take you through specific moves. Also, unless you have a training partner, you will obviously miss out on the physical nature of wrestling someone else.

Nevertheless, a wrestling workout online will give you a major head start when and if you join a team or a class. You can be way ahead of the others, and gain major understanding ahead of time of holds, locks, and technique.

What Does the Future Hold For CNA Jobs?

CNA jobs are in high demand and this demand is expected to grow through the year 2014. The elderly population is growing and due to the baby boomers getting older and the advancements in health care that allows them to live longer. Therefore, more and more people are needing long term nursing care.

cna

However, before you decide that you are going to become a CNA, there are a few things you need to consider. This type of job is not for everyone. It takes a special type of person to work in this profession. Read on to discover some of the traits you have to possess if you want to make it as a Certified Nursing Assistant.

CNA

Patience

This is an important trait to have when you are a CNA. You will be dealing with all types of personalities and health conditions. It will take an elderly person a lot longer to do certain things. For example, when I worked as a nursing assistant, I had to feed a patient that chewed each bite of her food thirty five times. The problem was she was on a pureed diet so everything was baby food consistency. However, she still insisted on chewing it thirty five times before swallowing it. Needless to say, it took a lot of patience to feed her each meal. This is just one type of idiosyncrasy you will encounter as a nursing assistant.

Compassion

It is important that you feel compassion for those less fortunate than you. You want to be able to treat them kindly and with the respect they deserve. However, there is a fine line you must draw. You must be able to be compassionate, but you can't get too emotionally attached to your patients. Your elderly patients will pass away, and you have to be able to handle death without it effecting you emotionally. It is okay to cry, but you can't let it put you into a depression.

A Strong Stomach

This is very important. You will be subjected to some of the worst sites and smells imaginable. Your job is to clean up patients that have soiled themselves, have urinated on themselves and those that have vomited. Some elderly patients will have bedsores. These sores can become so bad that the bone will be exposed. This can be very hard to look at and the smell is horrid. These are just a few examples of the sites and smells you will experience when working as a nursing assistant. If you are the type that vomits easily, this may not be the job for you.

Physically Fit

CNA jobs require a lot of walking, bending, stooping and lifting. You have got to be able to perform these duties without risk of injuring yourself. If you have back trouble or any other type of physical problems, you may not be able to do this job. If you have any health problems at all, you should talk with your doctor before you invest time in a CNA training program.

As you can see, CNA jobs are in high demand. But you need to make sure you are suited for this type of work.

RI Real Estate Law - Purchase and Sales Agreements - Single Family

In Rhode Island most buy and sell agreements (purchase and sales agreements) for single-family homes are on a form prepared by the Rhode Island Association of Realtors. The Purchase and Sales Agreement is a very important legal document that typically sets forth the sales price, time, date and place of the residential real estate closing, contingencies based on financing, as well as many other provisions.

You may attempt to negotiate modifications to this agreement and are not obligated to sign the standard form. Prior to signing the Purchase and Sales Agreement, the buyer should contact a Rhode Island lawyer / attorney who specializes in real estate law, residential real estate closings and title law.

IN RI

This agreement was drafted with the intent to be fair to both buyers and sellers of residential real estate; however, the buyer should not sign this agreement without paying careful attention to all of the provisions including the following provisions:

1. The agreement provides for a certain number of days within which buyer must apply for his/her mortgage. Pursuant to the terms of the standard Rhode Island Purchase and Sales Agreement, if the buyer fails to apply for the mortgage, his deposit will be forfeited. Please make certain that you allow enough days for this application to be made.

2. The agreement provides that if the buyer applies for a mortgage greater than the amount set forth in the Purchase and Sales Agreement, buyer will have no right to obtain a return of his deposit if his mortgage application is denied. Buyer should be certain that the amount filled in for his proposed mortgage is in fact the highest amount that he intends to apply for.

3. The agreement provides that the buyer must accept the property with any easements or restrictions of record that impact the property. The buyer should read the Rhode Island Real Estate Sales Disclosure Form prior to signing the Purchase and Sales Agreement. Rhode Island Law requires that the seller of residential real estate in RI notify the buyer of any restrictions or easements. Buyer should check the disclosure form and if the seller indicates that there are restrictions or easements, buyer should read them prior to signing the Purchase and Sales Agreement. If the buyer does not understand the legal implications of the restriction or easement, then they should contact their real estate attorney.

4. Buyer's right to a return of their deposit in the event they are not satisfied with house inspections, such as physical/mechanical, pest infestation and septic system, depends on the inspector finding a substantial / materially deficient condition which has not been disclosed to the buyer prior to the execution of the Purchase and Sales Agreement. This means that the buyer should carefully read the Real Estate Disclosure supplied by the seller prior to signing the Purchase and Sales Agreement to make certain that seller has not disclosed existing deficient conditions on the property in this form. If deficient conditions have been disclosed, the Purchase and Sales Agreement should be amended to indicate that buyer may terminate the agreement based upon these deficient conditions
